Delaware County currently leans toward sellers, with the market gauge sitting in seller’s territory. Months of supply is tight at 2.3, well below the 3 months seen statewide in Pennsylvania. Homes are taking a median of 32 days to go under contract, signaling that buyers need to move with some urgency.

Prices are relatively steady, with the typical home value around $349,000 and roughly flat compared with a year ago. Listing activity has picked up, as active listings are up about 17 percent year over year and new listings have climbed more than 14 percent. Even with more choices, buyer demand is strong enough that about 40 percent of recent sales closed above the asking price, and the average sale-to-list ratio is just over 100 percent.

Sales patterns show a busy spring, with homes sold rising more than 22 percent from March to April and pending sales also increasing. At the same time, year-over-year sales volume is basically unchanged, suggesting that demand has stayed steady while inventory has grown. Compared with statewide figures, Delaware County’s prices sit higher than the Pennsylvania median, but local inventory is a bit tighter. These dynamics point to a market where prepared buyers can still face competition, while sellers who price correctly often see solid interest.
