Several factors help explain why sellers hold the upper hand. Inventory is relatively tight at 845 homes, equal to about 2.7 months of supply, and only up 1.56% from last month and 3.55% from last year, while new listings have dropped 27.18% year over year to 418. Homes are taking around 48 days to sell, which is slightly faster than last month but 60% slower than a year ago, reflecting more deliberate buyer pacing even in a seller-leaning market.
Pricing trends show some softening that buyers may welcome, though sellers still see solid results. The typical home value has slipped 5.71% month over month and is projected to ease to $320,000 next month, while the median list price has fallen 6.88% to $316,500 and is projected at $304,800. About 17.87% of listings saw a price drop, yet nearly 29.21% of homes still sold above list, and the average sale-to-list ratio is a strong 0.99, signaling that well-priced homes command serious offers.
