East Erie’s rolling three-month numbers show striking year-over-year price growth. The typical home value is up more than 58 percent from a year ago, while the median list price has climbed about 41 percent. Compared with the wider city of Erie, East Erie’s typical home value sits lower, yet its annual price growth has been much faster than the citywide gain of just over 6 percent.

In the latest period ending May 2026, the typical home value is about $112,000 and the median list price is around $124,000. Homes are moving in roughly 19 days on the market, a sharp drop from a year ago and much quicker than the long marketing times seen in 2022.

Inventory has tightened even as conditions shift month to month. Active listings in this rolling view are down more than 25 percent year over year, and months of supply has eased to about two months, helping keep East Erie in seller’s market territory. At the same time, sales volume and new listings are both lower than a year ago, and only about 15 percent of homes are selling above list, down significantly from last year.
