Houston, PA is currently leaning toward sellers, with the market gauge reading a seller’s market at 20. Months of supply sit at 6.4 in this rolling three-month view, which is much higher than a year ago but has eased from mid-2026. Active listings have roughly doubled compared with last year, giving buyers more homes to consider even as conditions still favor sellers overall.
Home values have been edging higher, with the typical home value up about 6 percent year over year in this three-month window. At the same time, median list prices are down compared with last year, suggesting sellers are pricing more cautiously to attract offers. Pending sales have climbed by roughly half from a year ago, and homes sold are also up by more than a third, pointing to solid buyer activity despite the shifting pricing picture.
Speed and negotiation patterns are also evolving. Homes are taking longer to sell than a year ago at a median of 54 days on market, yet that timeline has shortened significantly since early summer. Far fewer homes are closing above list price than last year, and the average sale-to-list ratio has dipped to just under 99 percent, indicating buyers have a bit more room to negotiate.
