Jefferson Hills currently leans toward a seller’s market, with the local gauge pointed in that direction despite several signs of growing balance. Months of supply has risen to 4.2, up more than 20 percent year over year, while the typical home value over the latest rolling three-month period is about $425,000, roughly 27 percent higher than a year ago.

Behind that seller tilt is a noticeable increase in activity on both sides of the transaction. Homes sold rose about 15 percent year over year and pending sales are up more than 40 percent, while new listings climbed about 19 percent, giving buyers more options than they had last year.
