November’s finalized data reported the typical value of a home in the county to be $220,000—up 14.64% over the previous 12 months. For comparison, state-level data pegged home values at $308,500 in Pennsylvania for the most recent reporting period. That number is expected to float around $309,250 in December.
Luzerne County had 277 new listings and 272 listings that went under contract in November, decreasing the area’s total available inventory to 629—down 6.81% from the previous month. Inventory is projected to have further decreased in December.
Of those 629 active listings, 28.46% reduced their price in the month of November. The median listing price for homes in Luzerne County fell 1.75% from October to November, bringing the current median listing price to $225,000. Based on projected data for December, listing prices may continue to fall.
