For comparison, county-level data pegged home values at $224,500 in Luzerne County for the most recent reporting period. That number is expected to float around $221,750 in October.
Mountain Top had 10 new listings and 9 listings that went under contract in September, decreasing the area’s total available inventory to 34—down 0.0% from the previous month. Inventory is projected to have further decreased in October.
Of those 34 active listings, 29.41% reduced their price in the month of September. The median listing price for homes in Mountain Top fell 15.79% from August to September, bringing the current median listing price to $319,900. Based on projected data for October, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
