Year-over-year, Perry County’s home values have climbed much faster than the state overall, with the typical home value up nearly 25 percent compared with about 6 percent statewide. At the same time, the share of homes sold above list price has risen more than 16 percent from a year ago, underscoring how strong demand has become for limited inventory.

In the latest May 2026 snapshot, the typical home value sits around $321,500 while the median list price is lower at about $277,000, suggesting buyers are still finding some pricing room even in a tight market. Homes are moving quickly with a median of just 10 days on market, and roughly 54 percent are going under contract within two weeks.

Conditions continue to favor sellers, with only 1.7 months of supply compared with 2.9 months across Pennsylvania and just 108 active listings in the county. Even so, monthly sales dipped to 34 closings while pending sales jumped more than 30 percent from April, a sign that more transactions may be working their way through the pipeline.
