Even though values are down 6.34% from last year, they climbed 4.96% over the past month, and the median list price reached $394,950. Homes are taking time to sell, sitting a median of 127.5 days on the market, which is up more than 40% month over month and over 50% year over year.
Looking ahead to March 2026, projections show typical values ticking up to about $325,000 and inventory edging up to 18 homes, while the projected median list price rises to around $477,425. Sellers still hold some leverage in this seller’s market, but only 12.5% of recent sales closed above list price and the average sale-to-list ratio sits at about 94%, signaling that buyers have room to negotiate.
