Ludlow’s rolling three-month snapshot shows a leaner pool of homes for sale and slower contract activity. Active listings are down more than half from a year ago, and new listings have fallen even more sharply in that time. Pending sales have also dropped year over year, signaling that fewer deals are currently moving toward closing.
Pricing has been moving in the opposite direction of inventory. The typical home value over the latest three-month period is up more than 20% compared with a year earlier, well above the citywide gain in Philadelphia. At the same time, the median list price has edged slightly lower year over year, indicating sellers may be tempering asking prices even as closed-sale values rise.
Homes are taking much longer to sell, with the median days on market increasing dramatically from a year ago, yet months of supply have dropped to around four and a half, putting Ludlow slightly tighter than the broader Philadelphia market. Only about one in five homes are selling above list price, and the average sale-to-list ratio sits just under 99%, suggesting buyers still have some room to negotiate.
