Center City is seeing a relatively active flow of homes, with 750 properties on the market in February 2026 and 526 new listings added. Even with that fresh supply, pending sales came in lower at 451, pointing to moderating buyer activity compared with a year ago. Inventory is still down 20.63% year over year, so sellers continue to hold the advantage despite the recent month-over-month uptick of 5.49%.
Home values here are significantly higher than in Philadelphia overall, with a typical home value of $526,503 in Center City versus $265,000 citywide. Data shows a 5.3% year-over-year rise in typical values, even as they dipped 2.32% month over month, suggesting some short-term pricing adjustment after strong longer-term gains.
