Homes here typically run above the broader city, with a typical value of about $274,000 compared with $235,000 in Pittsburgh overall. Buyers may find that sellers still have the upper hand when it comes to negotiations.
Several factors help explain this balance. Inventory is relatively limited at 138 homes, only a 2.22% increase from the prior month and actually down 4.17% from a year ago, while new listings have fallen 20% year over year to 60. Pending sales are slightly higher than last year, up 3.17%, showing that demand is still present even as supply tightens.
Price trends tell a more mixed story for both sides.
