Year over year, East End home values have risen modestly, with the typical home value up about 7 percent. Listing prices climbed more slowly over the same period, increasing around 4 percent. Compared with the broader city of Pittsburgh, where prices grew closer to 2 percent, East End has shown stronger price appreciation.

In the latest rolling three-month period ending in June 2026, inventory and new listings both moved higher than a year ago, even as closed sales trended lower. Active listings rose nearly 7 percent year over year, while new listings increased about 8 percent, but the number of homes sold fell almost 18 percent.

Conditions have clearly shifted from the rapid pace seen in prior years. Median days on market surged more than threefold from last year, reaching 51 days, and months of supply expanded to 4.9, up sharply from around 3.7 a year earlier, yet the market still leans toward sellers by local measures. Fewer homes are selling above list price than last summer, with the share sold over asking down from about 32 percent to 26 percent, and the average sale-to-list ratio has edged slightly lower as well.
