Homes are taking much longer to sell than a year ago, with the median days on market surging and supply more than tripling over that time. Compared with the broader Pittsburgh market, East End’s typical sale price sits noticeably higher, while also carrying somewhat more inventory relative to recent demand.

Looking at the latest rolling three-month period through April 2026, the typical home value is about $355,000, with a median list price above $416,000. Inventory has grown to 756 active listings, and months of supply has climbed to 7.4, signaling more options for shoppers and less urgency than in past seasons.

Buyer activity has cooled, with homes sold down sharply from a year ago and pending sales also lower on a year-over-year basis. Even so, nearly half of listings go off the market within two weeks, and about 19 percent of recent sales still close above the asking price, with sellers receiving around 96.5 percent of list on average.
