Inventory in Warren County has inched up, with about 98 active listings in May and a modest month-over-month increase. New listings have slipped compared with last year, and homes sold are down nearly one-fifth year over year. Even with fewer closings, pending sales jumped more than 20 percent from April, pointing to stronger contract activity heading into early summer.

Home values are holding fairly steady, with the typical home value up around 6 percent from a year ago even as the median list price is down nearly 9 percent year over year. Days on market have dropped sharply to a median of just 12 days, and roughly 18 percent of homes are going under contract within two weeks, suggesting buyers are moving quickly on well-priced properties.

Supply has loosened a bit to about 3.4 months, yet the market still leans toward sellers and sits slightly above Pennsylvania’s statewide 2.9 months of supply. Only about 12 percent of recent sales closed above list price and the average sale-to-list ratio is just over 95 percent, so many sellers are negotiating while buyers still face relatively brisk conditions.
