Inventory in Warren County has expanded noticeably, with active listings up more than a quarter from last year and totaling 125 homes in August. Months of supply has climbed to about six, roughly double the statewide level, which points to clear buyer leverage. At the same time, contract activity has cooled, as homes sold are down more than 50 percent year over year and pending sales have also dropped sharply.
Pricing is responding to this slower pace and higher inventory. The typical home value is still up strongly from a year ago, but the median sale price slipped more than 8 percent from July, and the median list price has surged over 40 percent year over year, widening the gap between what sellers ask and what buyers pay.
Homes that do sell are moving fairly quickly, with a median of just 14 days on market and about one in five going under contract within two weeks. Yet only around 13 percent of recent sales closed above list price, and the average sale-to-list ratio sits just under 97 percent, signaling more room for negotiation than in much of Pennsylvania.
