Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Year-over-year, Westmoreland County’s typical home value in May 2026 inched up a few percent, while the median list price actually slipped compared to last May, suggesting buyers have a bit more room to negotiate on asking prices. Compared with the state overall, local home values sit well below Pennsylvania’s median, which can make the area feel relatively affordable for many shoppers.

In the latest monthly snapshot, about 295 homes sold in May, down slightly from a year earlier, even as new listings ticked up a couple of percent year-over-year. Inventory has also grown modestly over the past year, with active listings up and months of supply rising more than 16 percent to 3.4 months, moving conditions closer to balance even though it is still labeled a seller’s market.

Homes are taking longer to sell than they did last May, with the median days on market up more than 20 percent year-over-year, yet more than half are still going under contract within two weeks and over a quarter are closing above list price. With an average sale-to-list ratio just under 98 percent and trends that differ from one price point or neighborhood to another, both buyers and sellers in Westmoreland County can benefit from Agent Pronto’s help connecting with a local real estate agent who knows how to navigate this evolving market.

“We really appreciated Nick's input regarding our property. He gave constructive guidance without being pushy when we were looking for our next home. He was sensitive to our wide swings of interest and he just hung in there without preconseived ideas as to the home we would feel comfortable in. Nick did not hesitate to meet with us in poor weather even though the distance was quite far. We consider Nick Supik a friend.”

“We had a great experience with Angela. We started looking for our dream home about 2 years ago. We only looked at a few houses as we were looking for something specific. Angela would text us if she thought something fit our ask but never pressured us and was pacient as we looked for the right home. She answered all our questions in a timely manner and walked us through each step.”

“One of the agents referred was from an area farther out from our property. He was familiar with property value based on the size of the home in that location. The agent we chose was very familiar with our home because he had originally sold several of the homes in our subdivision. He was professional and honest with us. He also helped to arrange snow removal, junk removal, and grass cutting for us since we moved to another state.”
