Inventory in Allegheny County sat at 3,273 homes in February 2026, with 893 new listings coming on the market and 1,050 going under contract. With 4.7 months of supply and pending sales down 29.81% year over year, buyers are seeing more time and options even as the area still leans toward sellers.
Pricing is adjusting more slowly than activity, with the typical home value at $240,000, about 18% below the Pennsylvania average of $293,100. Even though values are down 2.04% from last year, they inched up 1.31% month over month, while the median list price climbed 4.08% to $259,900.
Homes are taking longer to sell, with median days on market rising to 87, up 12.99% from last month and 31.82% from a year ago, and about 16.8% of listings seeing a price drop. Still, roughly 19.4% of sales close above the asking price, and the average sale-to-list ratio of 0.967 supports the current seller’s market gauge of 31.
