Inventory is building in Allegheny County, with active listings up sharply month over month and now 6 percent higher than a year ago. New listings also jumped more than 20 percent from March and are running about 14 percent above last year, giving buyers more options than they had in 2025.

Contract activity is keeping pace with this supply, as pending sales rose nearly 13 percent from last month and more than 11 percent year over year. Even with more homes on the market, months of supply has climbed to 4.2, which is above the statewide 3 months of supply and suggests conditions are gradually moving toward better balance.

Prices are responding to this mix of stronger inventory and solid demand, with the typical home value up roughly 4 percent from March and more than 6 percent over the past year. Homes are taking a median of 54 days to sell, but more than half go off the market within two weeks and about 29 percent sell above list price, showing that well-priced properties still attract quick, strong offers.
