Manor’s rolling three-month snapshot through May 2026 shows a lean but loosening inventory picture, with 13 active listings and 2.3 months of supply, yet both are still down compared with a year ago. At the same time, buyer activity has cooled year over year, as homes sold are down more than 40 percent and new listings are also lower than last year, pointing to a smaller pool of transactions overall.

Pricing is adjusting from prior highs, with the typical home value down nearly 9 percent year over year even as the current median list price has also declined compared with last spring. Even with that slowdown, more than half of homes still go off the market within two weeks, and conditions overall register as a seller’s market on the local gauge.
