Home prices in Aiken County have risen compared with last year, with the typical home value up about 6.5 percent. Listing prices are also higher year over year, though by a smaller margin of just over 2 percent. At the same time, inventory has tightened, with active listings down more than 12 percent from a year ago and months of supply dropping nearly 38 percent.

Looking at June 2026 specifically, the typical home value is about $314,000, while the median list price is around $306,000. Homes are selling faster than earlier in the year, with the median days on market down to 55 days from close to three months in late winter, and months of supply has eased to 3, reinforcing the current seller’s market reading. Sales activity has picked up recently, with homes sold up more than 17 percent month over month and pending sales jumping about 29 percent, even as new listings dipped slightly.

Compared with South Carolina as a whole, Aiken County’s typical home value is lower than the statewide median of roughly $360,000, and local inventory is leaner than the state’s 4.5 months of supply. Fewer homes here are selling above list price than earlier this spring, and the share of properties going off market within two weeks is under one in five, signaling that well-priced homes still stand out.
