Year-over-year, Aiken County’s typical home value has slipped modestly, and July’s median sale price was down a bit from last year. Listing prices have held steadier, dipping only slightly compared with a year ago. Active inventory is also lower than last July, suggesting fewer options than buyers had at this time last year.

July’s numbers show a market adjusting from early-summer highs. The typical home value was about $294,000, while the median list price hovered near $316,000, and homes took a median of 67 days to go under contract. Supply stood at 4.3 months, slightly tighter than the statewide 4.8 months of supply in South Carolina, and only about 13 percent of homes closed above asking price, with sale-to-list ratios just under 100 percent.

Recent month-to-month trends highlight cooling activity but resilient demand. Homes sold in July dropped sharply from June, and new listings also pulled back, yet pending sales are up strongly from last year, indicating more buyers are writing offers even as stock thins. Inventory has inched up since early in the year but is still below last year’s level, and the share of homes going off-market within two weeks remains over 13 percent.
