Inventory in Charlotte has expanded in this rolling three-month view, with active listings up about 7% year over year and sitting around 8,000 homes. New listings have also edged higher compared with a year ago, indicating more owners are bringing properties to market. Pending sales are roughly flat year over year, suggesting buyer demand is holding steady even as choices grow.
Pricing has moved up modestly in response to this balance of supply and demand. The typical home value is about 2% higher than a year ago, while the median list price has risen slightly more than 1% year over year, signaling gradual price appreciation rather than big jumps. Despite the looser conditions, competition has not disappeared.
