Inventory in Charlotte has grown compared with a year ago, with active listings up more than 6 percent in this rolling three-month window. Months of supply has climbed to about 3.9, roughly 43 percent higher than a year earlier, signaling more breathing room than in recent years. Even with that added choice, contract activity is fairly steady, with homes sold edging a bit higher year over year while pending sales are slightly lower.
Pricing is responding to these shifts with more stability than swings. The typical home value is essentially flat compared with a year ago, and the median list price is down just a bit over that same period.
Homes are taking longer to go under contract, with median days on market now around 52, about a week slower than last year and much slower than the quick pace seen in 2023. The share of properties selling above list price has dropped sharply from the peaks of the last two summers to under 20 percent, and the average sale-to-list ratio has eased to just under 99 percent. This cooling from earlier, hotter conditions is consistent with higher supply and slightly softer demand, even though the area is still classified as a seller’s market.
