Inventory in Greenville County expanded in April, with active listings up more than 10 percent from March and over 20 percent higher than a year ago. New listings also climbed sharply month over month and year over year, helping push months of supply down slightly to 4.1, still tighter than South Carolina overall at 5 months.

Contract activity picked up alongside this added supply, as homes sold jumped nearly 14 percent from the prior month and are running almost 10 percent above last year. Pending sales are also higher than a year ago, and homes are moving faster than in recent months, with median days on market dropping from 78 days in March to 62 days in April.

Prices are adjusting modestly to these changing conditions, with the typical home value edging down about 2 percent from March but still sitting slightly above last year. Sellers are seeing an average sale-to-list ratio near 99 percent and about 14 percent of homes closing above list price, indicating buyers still face some competition even as options grow.
