Over the past year, Spartanburg’s housing costs have edged up, with typical home values rising about 1.5 percent while the broader Spartanburg County sits near a 1.4 percent gain. Buyers will notice city prices still trail the county, at roughly $235,000 in the city versus about $294,000 across the county.
Looking at March 2026, momentum picked up quickly, as typical home values jumped 17.5 percent from the prior month even while the median list price slipped about 3.1 percent to $230,000. Homes spent a median of 70 days on the market, about 40 percent longer than a year ago, and roughly 39 percent of listings saw a price drop, signaling that sellers are adjusting to find the right buyers.
Current supply sits near 185 homes for sale, up more than 23 percent from last year, and about 4.5 months of supply keeps Spartanburg tilted toward a seller’s market even as options expand. Looking ahead to April 2026, projections point to a typical home value around $252,500 and inventory inching up to about 189 homes, while about 17 percent of recent sales have still closed above list with sale-to-list ratios near 98 percent.
