South Side’s rolling three-month snapshot through May 2026 shows prices easing while activity picks up. The typical home value is about $482,000, down slightly from early spring and well below levels seen last summer.

Sales and listing activity have increased briskly. Homes sold are up strongly from a year ago, and new listings and pending sales are both higher year over year, signaling more movement on both sides of the table. Inventory has also risen compared with last year, with about 208 active listings and roughly four months of supply, similar to but a bit tighter than Greenville overall.

From a longer perspective, prices are down sharply from mid-2025 peaks, and the typical home value is also lower than a year ago in this rolling view. Homes are taking longer to sell than they did last year, with a median of 60 days on market, but the average sale-to-list ratio has edged slightly higher and about 15 percent of homes are still closing above asking. Greenville as a whole shows a similar price level but slightly more supply, suggesting South Side is holding its seller-friendly position.
