South Side’s rolling three-month snapshot through June 2026 shows prices easing while activity picks up. The typical home value is about $532,000, with the median list price down roughly 11% from the prior three-month period even as homes sold jumped more than 60% month over month.
Inventory has expanded, with active listings rising more than 17% from the previous rolling period and about 32% compared to a year ago. Homes are moving a bit faster than last period, with median days on market slipping from 66 to 58. Even with months of supply falling from 6.4 to 4.3 recently, conditions still lean toward sellers.
Looking back a year, prices in South Side have cooled meaningfully, with the typical home value down about one-third from last June and list prices down roughly a quarter. Sales volume, however, is higher than a year ago, and pending sales are up about 22% year over year, suggesting steady buyer interest. The share of homes selling above list has shrunk compared with both last year and late 2023, and the average sale-to-list ratio has edged just below 97%, giving buyers a bit more room to negotiate.
