Lakewood is currently leaning toward sellers, with the market gauge indicating a seller’s market even as conditions have cooled. A rolling three-month typical home value around $345,000 is down nearly a quarter from a year ago, and median list prices are also lower year over year, signaling softer pricing.

Inventory has loosened meaningfully, as months of supply has climbed to about 7.1, more than double last year, and active listings are only modestly below year-ago levels.
