Home values in Cleveland, TN have been climbing over the past year, with the typical home value up about 9 percent in this rolling three-month view through April 2026. Asking prices have risen at a similar pace, with the median list price also up roughly 10 percent year over year. At the same time, pending sales and closed sales are down from a year ago, signaling that demand has cooled from earlier peaks even as prices keep moving higher.

In the most recent three-month period, inventory has grown while conditions still lean toward sellers. Active listings are up just over 10 percent year over year, and months of supply has more than doubled compared with last year to about 5.3 months, although the market gauge still classifies Cleveland as a seller’s market.
