Looking ahead to April 2026, projections show typical values edging down to around $217,000, even as the projected median list price nudges up to about $316,675 and inventory increases toward 88 homes. Homes are spending about 62 days on the market, a modest 4.62 percent faster pace than a year ago, and Athens is still classified as a seller’s market with 4.6 months of supply and a market gauge of 32, especially compared with McMinn County’s higher typical value of $265,000.
