Inventory in Marshall County is moderate, with 356 active listings in May and months of supply at 4.7, slightly below the statewide 5.1 months. Contract activity softened a bit as pending sales dipped nearly 11 percent from April and closed sales were down about 9 percent compared with a year ago, even though they ticked up month over month.

Pricing has been pushing higher, with the typical home value around $343,000, up more than 16 percent from last May. List prices are rising as well, with the median list price up nearly 9 percent year over year, signaling that sellers are testing higher price points even as the pace of sales cools.

Homes are taking longer to find buyers, with median days on market at 78, a sharp increase from a year ago and higher than what many sellers may be used to. Even so, about 18 percent of homes sold above list price and the average sale-to-list ratio stands just over 98 percent, showing that well-priced properties can still draw solid offers.
