Typical home values are down sharply year over year, with the median sale price falling to around $254,000, a drop of roughly 26 percent. At the same time, homes are taking less time to sell than a year ago, even as supply has expanded significantly.

The share of homes selling above list price has also declined to around 6 percent, and the average sale-to-list ratio has slipped to about 97 percent, signaling more room for negotiation.
