Year over year, Chapel Hill’s rolling three-month view shows home values edging higher while activity cools. The typical home value is up about 8% from last year, even as homes sold have fallen by more than 25%. New listings and pending sales are also down sharply compared with a year ago, pointing to a slower pace of transactions.
Looking at the most recent rolling three-month period through June 2026, prices sit around the mid-$300,000s for both sale and list figures, with the average sale-to-list ratio just under 100%. Homes are taking much longer to sell than a year ago, with median days on market jumping from the low 30s to about 71 days, while months of supply has climbed to more than seven months, signaling more options for shoppers.
Inventory has shifted significantly from the tight conditions seen in 2023 and early 2024, when months of supply often sat near or below one month. Despite the higher supply, only about 13% of recent sales closed above list price, down notably from peaks above one-third of sales in prior years.
