Active listings are up slightly from a year ago, rising a bit more than 3 percent to 2,459, while pending sales have climbed about 10 percent year over year. Closed sales, however, are down a few percent compared with last June, suggesting some transactions are taking longer to reach the finish line.
Pricing has softened even as asking prices edge higher. The typical home value is down a little over 4 percent from last year, but the median list price is up more than 4 percent year over year, indicating sellers are still testing higher price points. On average, homes are selling for just under 99 percent of list price, and fewer than 1 in 10 properties are closing above asking.
Homes are taking much longer to sell than a year ago, with the median days on market now around 71 days and months of supply near 4.3, keeping conditions close to neutral compared with the slightly looser statewide supply of 5.2 months. Buyers may benefit from the increased time on market and modest price softening, while sellers need sharp pricing and strong marketing in this environment.
