Montgomery County is seeing steady movement through the spring selling season. Active listings in May reached 2,428, edging up from April and slightly higher than a year ago, suggesting more options for shoppers. Homes sold jumped more than 25 percent month over month to 467, while new listings also increased, keeping fresh inventory coming onto the market.

Contract activity shows a mixed but generally stable picture. Pending sales dipped modestly from April yet remained slightly above last year, signaling consistent buyer interest even as choices expand. With 4.3 months of supply in May, inventory is tighter than the statewide 5.1 months in Tennessee, and conditions locally are close to a neutral balance between buyers and sellers.

Pricing is reacting in a measured way to this balance. The typical home value rose to about $344,000 in May, up both from last month and the same time last year, while the median list price has stayed nearly flat year over year. Homes are taking longer to sell than earlier in the year at a median of 74 days, but only about 14 percent are closing above list price and the average sale-to-list ratio sits just under 99 percent, showing modest negotiation on both sides.
