Southeast Nashville’s rolling three-month snapshot through May 2026 shows some notable month-over-month movement. Homes sold jumped sharply while active listings and new listings also climbed, pointing to more activity on both the buyer and seller sides.

Prices have softened modestly from a month and a year ago, with the typical home value down compared with last spring. Inventory looks more balanced than in recent years, as months of supply has eased from prior highs yet is still lower than a year ago. Homes are taking longer to sell than last year, but the median days on market has shortened significantly compared with just a few months back.
