Recent rolling three-month data in Southeast Nashville shows prices edging down while activity picks up. The typical home value and median sale price both sit around $460,000, down slightly month over month as homes sold and new listings jumped by more than 20 percent.

Inventory has expanded and is moving a bit faster. Active listings are up compared with a year ago, while median days on market recently dropped from 96 to 84 days. Months of supply has eased to 4.6, lower than earlier this year but still meaningfully higher than two years ago.

Looking back further, Southeast Nashville has cooled from the intense conditions of 2023, when months of supply hovered near 2 to 3 and more than a quarter of homes sold above list. Now only about 14 percent of sales close above asking, and the average sale-to-list ratio is just over 98 percent, signaling more negotiation room than in the past. Even so, the area is still rated a seller’s market and sits just under the broader Nashville median sale price.
