Inventory in Overton County has shifted modestly, with 126 active listings in June and a slight decline from last year. Contract activity slowed, as pending sales dropped more than 40 percent year over year while new listings fell by about a third, pointing to a cooler pace on both the supply and demand sides.

Pricing is reacting in mixed ways, with the typical home value around $354,000 and up slightly compared with a year ago. At the same time, the average sale-to-list ratio has edged down over the past year and the share of homes selling above list price has also decreased, suggesting buyers have gained some negotiating room.

Time on market has lengthened significantly, with median days on market up sharply from last year to 68 days, even though months of supply is under four and below the statewide 5.2 months.
