December’s finalized data reported the typical value of a home in the city to be $399,990—down 4.76% over the previous 12 months. For comparison, county-level data pegged home values at $417,600 in Cheatham County for the most recent reporting period. That number is expected to float around $421,400 in January.

Pleasant View had 14 new listings and 12 listings that went under contract in December, decreasing the area’s total available inventory to 74—down 2.63% from the previous month. Inventory is projected to have further decreased in January.

Of those 74 active listings, 17.57% reduced their price in the month of December. The median listing price for homes in Pleasant View grew 31.34% from November to December, bringing the current median listing price to $440,000. Based on projected data for January, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell sharply year-over-year. In December 2025, the median time for a listed property to go pending was 97 days, compared to 110 days in December 2024.
