Year over year, Sullivan County’s typical home value is up modestly, rising about 5 percent to roughly $294,000, while the statewide median sits higher at about $384,000. At the same time, inventory has expanded, with active listings climbing more than 15 percent from last year to just over 1,000 homes, compared with a smaller statewide increase.
In the latest May snapshot, homes are taking longer to sell than a year ago, with the median days on market now around 50 days, even though that is a noticeable drop from April. Months of supply stands at about 3.3, which is well below Tennessee’s roughly 5.1 months, keeping conditions tilted toward sellers despite the added inventory.
Recent monthly shifts show a mixed picture, as homes sold in May increased more than 10 percent from April while new listings pulled back slightly.
