Inventory in Arlington has expanded in this rolling three-month view, with about 1,969 active listings and 1,217 new listings coming to market. Even with that supply, homes are moving into contract steadily, with 1,020 pending sales and 861 recent closings. Months of supply has tightened to 3.1, down from 3.6 a year ago, which still tilts conditions toward sellers.

Pricing has been relatively steady year over year, with a typical home value around $334,800 and only a slight change from last spring. List prices have inched down a bit compared with a year ago, suggesting sellers are adjusting to keep buyers engaged even as more homes are available.

Speed has shifted noticeably, as the median days on market is now 36 days versus about 30 days last June and the share of homes selling above list has fallen sharply from over one-third in 2023 to under one-fifth today. Yet buyers are still writing strong offers, with the average sale-to-list ratio close to 98 percent and more than a third of homes going off the market within two weeks.
