Year over year, Austin County home values have climbed sharply, with the typical home value up more than 22 percent while Texas as a whole is roughly flat. At the same time, inventory has expanded, as active listings are up about 12 percent from last year and months of supply has risen to 8.2, reinforcing its status as a buyer’s market compared with the state’s 5.4 months.

In the latest June 2026 snapshot, the typical home value sits around $396,880 even as the median list price has dropped more than 23 percent from last year, suggesting sellers are pricing more aggressively. Homes are taking much longer to sell than a year ago, with the median days on market at 77, and only about 5 percent of sales closing above list price.

Looking at momentum, pending sales jumped 45 percent from May and are up over 6 percent annually, while homes sold also increased month over month even though they are down slightly from last year. With 210 active listings, 40 new listings in June, and an average sale-to-list ratio just under 100 percent, conditions give buyers more room to negotiate while still rewarding well-priced homes.
