East MLK’s rolling three-month snapshot through May 2026 shows a market in motion, with prices and activity shifting in different directions. The typical home value climbed more than 13% from the prior three-month period to about $495,000, even as the median list price edged down slightly. Sellers saw strong listing activity, with new listings up nearly a quarter month over month and active inventory rising more than 18%. Homes also moved faster, as median days on market dropped sharply from earlier in the year to about two months.

Looking back a year, prices are slightly softer while supply is much higher. The typical home value is down almost 4% compared with the same rolling period last year, and months of supply has surged to just over 10, far above the broader Austin market’s 5.7 months. Even with that buildup in inventory, East MLK’s homes are selling close to asking, with an average sale-to-list ratio just under 100%.

Sales volumes are telling a more nuanced story, with homes sold down about 18% year over year while pending sales have also slipped. Fewer properties are closing above list price than in some prior years, but the share doing so has jumped by roughly 40% from the previous three-month period. Conditions today lean toward a softer seller’s environment than in past years, yet motivated buyers still have meaningful options and negotiating room.
