The typical home value in McNeil is projected to be $483,090 for the month of January. December’s finalized data reported the typical value of a home in the neighborhood to be $480,000—down 10.28% over the previous 12 months. For comparison, city-level data pegged home values at $520,000 in Austin for the most recent reporting period. That number is expected to float around $510,250 in January.

McNeil had 46 new listings and 56 listings that went under contract in December, decreasing the area’s total available inventory to 44—down 36.23% from the previous month. Inventory is projected to have further decreased in January.

The median listing price for homes in McNeil grew 5.98% from November to December, bringing the current median listing price to $539,950. Based on projected data for January, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 71 days, compared to 86 days in December 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this January.
