October’s finalized data reported the typical value of a home in the neighborhood to be $302,500—down 3.51% over the previous 12 months. For comparison, city-level data pegged home values at $539,950 in Austin for the most recent reporting period. That number is expected to float around $556,930 in November.

North Lamar had 9 new listings and 8 listings that went under contract in October, decreasing the area’s total available inventory to 22—down 8.33% from the previous month. Inventory is projected to have further decreased in November.

The median listing price for homes in North Lamar fell 7.87% from September to October, bringing the current median listing price to $325,000. Based on projected data for November, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
