Year over year, Northeast Austin’s rolling three-month typical home value has edged down, while the broader Austin city median is only slightly lower than last year. At the same time, inventory has climbed sharply in the neighborhood, with active listings up notably from a year ago and months of supply nearly doubling to 5.9, putting it slightly above the city’s 5.7 months.

In the latest three-month window through May 2026, buyers are seeing more choices, with 530 active listings and 323 new listings, both significantly higher than a year earlier. Homes are also taking longer to sell on a yearly basis, reflected in a much higher median of 59 days on market, even though that figure has improved compared with just a few months ago.

Sales activity has strengthened in this rolling three-month period, as homes sold and pending sales are both up solidly year over year, yet only about 13.6% of sales are closing above list price and the average sale-to-list ratio sits under 100%.
