For comparison, county-level data pegged home values at $288,000 in Fannin County for the most recent reporting period. That number is expected to float around $301,500 in May.

Bonham had 22 new listings and 8 listings that went under contract in April, increasing the area’s total available inventory to 60—up 11.11% from the previous month. Inventory is projected to have further increased in May.

Of those 60 active listings, 26.67% reduced their price in the month of April. The median listing price for homes in Bonham fell 3.89% from March to April, bringing the current median listing price to $229,950. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
