Sherman currently leans toward sellers, with the market gauge sitting at 27 and labeled a seller's market. Inventory has eased over the past year, with months of supply dropping about a quarter to 5.4 months in the latest rolling three-month view. Fewer homes are selling above list than in the past couple of years, with only about 8 percent closing over asking.
