Home prices in Fannin County have climbed notably over the past year, with the typical home value up about 18 percent. Median list prices are also higher than a year ago, rising nearly 15 percent. Compared with the broader Texas market, where home values are up just over 1 percent year over year, price gains locally have been much stronger.

Looking at July’s numbers, buyers are seeing more options and slower-moving inventory. Active listings are up slightly from last year, and months of supply has expanded to about 10 months, far above the roughly six months seen statewide. Even with that looser supply, July’s median days on market dropped sharply from June, and about one in five homes sold above list price, a big jump from earlier in the year.

Homes sold in July were down more than 20 percent from a year ago, yet pending sales and closed sales both increased from the prior month, suggesting some renewed momentum. Sale-to-list ratios have edged up year over year, indicating sellers are still achieving prices close to their asking figures even as inventory builds.
