Homes sold in April held at 458, while pending sales dropped sharply, down nearly 18 percent month over month and about 8 percent year over year. New listings edged up slightly from March but are running more than 14 percent below last year, so fewer fresh options are coming to market compared with a year ago.

Pricing is adjusting to this mix of steady supply and softer contract activity. The typical home value sits around $331,000, down slightly year over year, while the median list price has climbed almost 9 percent over the same time, suggesting sellers are testing higher price points. Buyers are still negotiating, with the average sale-to-list ratio just under 96 percent and only about 10 percent of homes selling above list.

Homes are taking longer to secure a buyer than they did a year ago, with a median of 67 days on market in April, although that’s a noticeable improvement from 78 days in March. Months of supply is at 4.4, lower than Texas overall at 5.4, and the market is characterized as neutral rather than strongly favoring buyers or sellers.
