Year-over-year, Richwood’s rolling three-month data shows prices easing while asking prices push higher. The typical home value is down about 7% from a year ago, yet the median list price has climbed more than 18%, highlighting a widening gap between what sellers want and what buyers are paying.

Looking at activity, the number of homes sold over the period has fallen by roughly 41% compared with last year, and new listings are also down about 14%. Pending sales have dropped more than a third, pointing to a slower pace of accepted offers despite some buyers still moving forward.

In terms of pace and inventory, homes now sit on the market much longer, with median days on market jumping sharply to 114, while months of supply has risen to about 5.8, more than triple last year’s level.
