Year-over-year, Richwood’s typical home value has dipped about 2.0 percent, landing at roughly $304,950 in March 2026 compared with a slightly higher trend a year ago. Compared with Brazoria County overall, where values are around $330,000 and down about 2.94 percent, Richwood is seeing a similar, slightly softer pricing pattern.
From February to March, though, prices moved sharply higher, with the typical home value jumping 22.59 percent and the median list price climbing 34.54 percent to about $359,900. Homes are taking much longer to sell than a year ago, with median days on market up 590 percent year over year to 138 days, even though they dropped 37.56 percent just in the last month.
Looking ahead to April 2026, typical home values are projected to rise to about $333,050, and the median list price is expected to move toward $406,100. Inventory is relatively high at 19 active listings and 9.5 months of supply, and is projected to edge up to 20 homes, yet Richwood still scores a 32 on the market gauge, indicating a seller’s market where only about 5.26 percent of listings cut prices and virtually none sell above list.
