The typical home value is up about 3% compared with a year ago, while the median list price has climbed more than 13% year over year. At the same time, new listings have fallen sharply from last year, dropping by more than 40%, tightening the pool of options for buyers.

With 22 homes sold and 27 pending in this period, activity is holding up even as the number of new listings declines.
