Southeast Houston currently leans toward sellers, with the market gauge at 37 but showing signs of softening. Months of supply has climbed to 6.7, well above Houston overall at 6 months. Homes are also taking longer to sell, with the median days on market up to 57 in this rolling three-month view.
Over the past year, buyers have gained some leverage as conditions shifted. Months of supply is up nearly 45 percent year over year, while the share of homes selling above list price has dropped to just over 8 percent from double-digit levels in prior years. Pending sales are down about 11 percent compared with last year, and homes sold have dipped roughly 9 percent, signaling less urgency.
Prices, however, have held relatively steady, with the typical home value edging up slightly year over year to around $250,000 even as Houston overall has seen a modest price decline. Active listings are only slightly lower than a year ago, giving buyers more options than in earlier tight markets but not a glut of inventory. With the average sale-to-list ratio near 97 percent, sellers still need realistic pricing while buyers can negotiate more than before.
