Southeast Houston currently leans toward sellers, with the market gauge at 33 but not at the most extreme level. Months of supply sits near 5.9, which is higher than the citywide 4.8 months in Houston and points to more options for buyers. At the same time, the average sale-to-list ratio is about 97 percent, showing sellers still capture much of their asking price.

In this rolling three-month view through June 2026, typical home values are up about 4 percent from a year ago in Southeast Houston, while Houston overall has seen a slower rise. Active listings have inched higher year over year, and homes are taking around 48 days to sell, longer than last summer’s quicker 39-day pace. The share of homes selling above list price has eased from nearly 15 percent a year ago to roughly 13 percent, indicating slightly less bidding pressure.
