December’s finalized data reported the typical value of a home in the city to be $790,000—up 1.94% over the previous 12 months. For comparison, county-level data pegged home values at $495,500 in Travis County for the most recent reporting period. That number is expected to float around $485,750 in January.
Lakeway had 19 new listings and 27 listings that went under contract in December, decreasing the area’s total available inventory to 150—down 24.24% from the previous month. Inventory is projected to have further decreased in January.
Of those 150 active listings, 21.33% reduced their price in the month of December. The median listing price for homes in Lakeway grew 8.39% from November to December, bringing the current median listing price to $775,000. Based on projected data for January, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In December 2025, the median time for a listed property to go pending was 74 days, compared to 35 days in December 2024.
