Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Inventory in Mills County has been relatively steady this spring, with 18 active listings in May and no change from April. New listings have slowed sharply, dropping to just 2 in May and falling by about half from both the prior month and last year. Pending sales also held at 2 for the month, and are down more than 30% compared with a year ago, pointing to lighter contract activity.

Pricing has shifted noticeably at the listing stage. The median list price surged in May to about $721,600, rising more than 220% from April and running nearly 8% higher than a year earlier, even as overall supply remains higher than in many parts of Texas. Earlier in the year, median sale prices in the county moved between roughly $100,000 and $290,000 from January through April, underscoring how individual property type and size can drive wide swings in a small market.

Longer-term measures still lean toward buyers, with the local market gauge identifying Mills County as a buyer's market compared with the statewide months of supply near 5.3 months. In recent months, months of supply inside the county has often been above that level, and days on market have sometimes stretched well beyond 100 days, giving shoppers more time and negotiation room than in faster-moving areas. Whether you are a buyer trying to interpret these shifting price signals or a seller aiming to stand out amid slower contract flow, Agent Pronto can connect you with an agent who knows how to navigate current conditions in Mills County.

Learn more about what Mills County has to offer.

Mills County offers residents a welcoming, close-knit community with abundant outdoor recreation, strong local services, and opportunities for families to thrive.

Mills County stands apart from nearby Hill Country and Central Texas communities with its quieter pace, strong ranching roots, and close ties among neighbors. Centered around Goldthwaite and Mullin, the county offers wide open views, starry skies, and a daily rhythm that still revolves around local schools, high school sports, and community events.

Residents value practical amenities and local gathering spots. Families often connect through Goldthwaite ISD activities and agricultural programs, while outdoor enthusiasts frequent Mills County State Park listings for nearby public lands and river access. In Goldthwaite, the Mills County Historical Museum highlights the area’s ranching and Native American history, and the Mills County Civic Center hosts fairs, stock shows, and community meetings. Local dining, from cafes on Fisher Street to family owned spots in Mullin, provides familiar stops where people know one another by name.

Proximity to communities like Brownwood, Lampasas, and San Saba County gives residents access to additional shopping, healthcare, and work opportunities while keeping a distinctly rural home base. As more buyers look for land, weekend places, or a move to a smaller community, properties in Mills County can move quickly, especially those with water, improved pastures, or in town conveniences.

In a market where preparation and timing truly matter, Agent Pronto connects both buyers and sellers in Mills County with the right real estate professional to navigate each step with confidence.

The time, attention to detail, and dedication she showed throughout the entire process were incredible.
