Northeast San Antonio currently leans toward sellers, with the market gauge reading at 24 in seller’s territory. Months of supply sit at 5.6, matching the broader San Antonio area, but local conditions are shaped by fewer sales and new listings than a year ago. Homes are also taking longer to sell, contributing to more balanced leverage between buyers and sellers than in past years.

In this rolling three-month view through May 2026, typical home values are essentially flat year over year, up only about a third of a percent, while the wider city has seen prices edge down. Sales volume is softer, with homes sold down nearly 12 percent and pending sales down more than 12 percent compared with last year, signaling more cautious buyer activity. At the same time, new listings have dipped slightly year over year, so reduced supply is helping keep prices from sliding.

Properties are spending far more time on the market than a year ago, with the median days on market jumping sharply, yet only about 12 percent of homes are selling above list and the average sale-to-list ratio sits just under 98 percent. Compared with the rapid-moving conditions of 2022 and 2023, this slower pace and modest pricing power give buyers more room to evaluate options, while sellers still benefit from stable values and limited competition.
