Homes sold jumped sharply month over month, while pending sales also climbed, signaling stronger short-term demand even as the typical home value and median list price edged down slightly. Active listings increased modestly compared with the prior three-month period, giving buyers a bit more to choose from.

Viewed over the past year, prices have eased while conditions have become less heated. The typical home value is down compared with a year ago, and the share of homes selling above list price has also slipped. Months of supply has more than doubled year over year, and median days on market are up sharply, both pointing to more breathing room for buyers than in recent years.

Homes are generally closing at just under list price, with the average sale-to-list ratio just over 97 percent.
