South Side’s rolling three-month snapshot through June 2026 shows a busier market with more options. Active listings are up sharply year over year, rising more than a third while new listings have also increased. Homes going under contract have jumped by roughly a third compared with a year ago, and closings are up by nearly the same margin.
Pricing has softened even as activity has picked up. The typical home value over the past three months is slightly below last year’s level, and the median list price is also down year over year. Despite these dips, sellers are still receiving close to asking price on average, with the sale-to-list ratio holding just under 100 percent.
Timing dynamics have shifted in a way that favors buyers more than in the recent past, yet South Side is still classified as a seller’s market with about four and a half months of supply. Compared with the broader San Antonio area, local prices sit at a more affordable level while inventory is somewhat tighter. Very few homes are selling above list price now, and the share of quick, two-week sales is modest, suggesting buyers have room to negotiate and take their time.
