Inventory on San Antonio’s South Side has expanded in this rolling three-month view, with active listings up more than a quarter year over year and months of supply rising to about 4.8. Buyer activity is also stronger, as homes sold have climbed roughly 12% from a year ago and pending sales are up nearly a third. New listings have surged more than 40% year over year, signaling that more owners are testing the market.

Prices are adjusting to this added supply and active contract flow. The typical home value is down slightly compared with a year ago, and the median list price has edged lower as well, even as the average sale-to-list ratio holds around 98%, indicating sellers are still achieving close to their asking prices.

Selling conditions have cooled from the peak, with only about 5% of homes closing above list price and a median 84 days on market, much longer than a year ago. Even with this shift, the South Side still leans toward a seller’s market, though it is somewhat softer than the broader San Antonio market, which carries a higher median price and more overall supply.
