December’s finalized data reported the typical value of a home in the city to be $334,000—down 0.3% over the previous 12 months. For comparison, county-level data pegged home values at $427,650 in Denton County for the most recent reporting period. That number is expected to float around $430,490 in January.

Sanger had 21 new listings and 5 listings that went under contract in December, increasing the area’s total available inventory to 78—up 5.41% from the previous month. Inventory is projected to have further increased in January.

Of those 78 active listings, 16.67% reduced their price in the month of December. The median listing price for homes in Sanger fell 3.15% from November to December, bringing the current median listing price to $338,990. Based on projected data for January, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
